About Zwiande

Value is measured by what can be created from it.

Zwiande is an independent valuation and real estate advisory practice. It brings registered valuation expertise and market research together to help owners, investors, institutions and their advisers make property decisions with confidence.

Etymology and essence

Rooted in Tshivenda, Zwiande signifies “that which compounds, expands and continuously yields.”

Property is the foundation of wealth, structure and enterprise across South Africa. Yet in its initial form, property is simply capital waiting to be unlocked.

Zwiande captures the core thesis of the practice: raw property, evaluated with strategic rigour, becomes a high-yielding asset. Properly structured, that asset becomes an engine of investment, and an investment executed with discipline generates compounding returns and cascading opportunity.

The standpoint

Property, understood differently.

Most valuations describe what a property is worth today. Zwiande’s work also asks what shapes that value: the market it trades in, the income it can sustain, the location forces acting on it and what it could become.

That perspective is why valuation and real estate advisory sit within one practice. The research that supports an opinion of value is the same evidence base that informs an acquisition, a development or a portfolio strategy.

Land, assets and markets are assessed not only for what they represent today, but for the economic potential they hold.
How we work

An engagement, end to end.

Every mandate follows the same disciplined path, so that the conclusion can be traced from the first conversation to the final signature, and defended long after delivery.

Stage 1

Consultation

The decision behind the instruction is understood first: who will rely on the work, what is at stake and when it is needed.

Clarity on the brief
Stage 2

Scope and engagement

Purpose, basis of value, valuation date, deliverables, fee and timeline are confirmed in a letter of engagement before work begins.

Letter of engagement
Stage 3

Inspection

Land and improvements are inspected, measured and recorded, with condition, services and any site constraints documented.

Inspection record
Stage 4

Evidence and research

Comparable transactions, rentals, title, zoning and market data are gathered and verified, drawing on the same research that informs the advisory practice.

Verified evidence base
Stage 5

Analysis

The appropriate methods are applied, tested against one another and reconciled to a single, supported conclusion.

Stage 6

Quality review

Assumptions, calculations and evidence are reviewed before sign-off by a registered Professional Valuer.

Stage 7

Reporting

The report is structured for its audience, whether a court, the Master, an Appeal Board, an auditor or a credit committee, with evidence and assumptions set out in full.

Stage 8

Ongoing support

Support continues after delivery: responding to queries from auditors and counterparties, attending negotiations and providing expert testimony where required.
